When you buy a property for investment, how do you choose a good location?

hey Jon,
I would:
-    Buy properties that have not yet risen in value but are very similar to properties nearby that have grown up
-    Look at properties with a high land component, good rental returns and in areas with finite supply.
-    Buy in about-the-boom area
-    Do research on the price trend overall in the market, where is it at now, is it at the bottom, or on the rise or at the peak.
